NORTH-EAST firms are tuning in to a major new industrial estate that has been transformed from the base for a television manufacturing site into state of- the-art refurbished industrial units thanks to a £20m investment from commercial property developers, the Mandale Group. Mandale Business Park is being marketed jointly by commercial agents Connect Property
North East (CPNE) and GVA Bilfinger. With easy access to the A1 (M), and just two miles east of Durham City, the park sits within a well-established commercial zone which is already home to a number of notable names.
Mandale Business Park in Belmont provides high-quality warehousing and industrial space in a range of sizes from 2,700sq.ft up to 30,000sq.ft, all available with bespoke office fit-outs, external circulation space and extensive dedicated yard areas. When complete, the park will provide around 250,000sq.ft of business space. Deals have already been done with Cathedral Pallet Trucks, sign specialists Orgatex UK and logistics leaders Viveros Group, who are in occupation on the scheme. A number of are available on both a sale and lease basis. “We have experienced high levels of interest in the units from a wide variety of businesses, primarily in the construction and trade related industries,” said Tim Carter, Director at CPNE. “We have begun to see a significant increase in activity as a result of the investment Mandale has made in the scheme. There is a lack of modern new-build industrial stock close to the A1 corridor, particularly with the benefit of dedicated secure yards and this really helps to set the scheme apart from the competition.” Danny Cramman of GVA added: “Mandale has been confident enough to build speculatively and has provided some much needed high-quality space to the market. The next phase of the scheme can provide flexible space with large yard areas to suit individual occupier needs.”
The units have been future proofed by Mandale, as director Joe Darragh explains: “We’ve designed all the units with energy efficiency in mind, ensuring we keep running and maintenance costs low. These are hi-tech facilities as good as you’ll find anywhere – warm, insulated units with high-quality lighting. “We have worked closely with firms who’ve already taken units to understand their requirements and ensure they get exactly what they want. For Cathedral Pallet Trucks, for instance, we designed and created an admin office, kitchens, toilets and a mess room with high-quality electrics, lighting and heating.”
