A Middlesbrough town centre building – home to two thriving businesses – is on the market for £1.2m.
The Linthorpe Road building currently houses Hays Travel and the Darlington Building Society.
Agents, Connect Property North East, describes the building as a “prime pitch”, with a total net income of £98,000.
That’s a net initial yield of 7.49% per year.
The brochure advertising the sale says: “The subject property is located in Linthorpe Road in what is, without doubt, a 100% prime location on the pedestrianised western side of the pitch.
“The property is located immediately opposite The Cleveland Shopping Centre, with nearby retailers including House of Fraser, Debenhams, Boots, Top Shop, River Island, Holland & Barret and Deichman Shoe.”
It goes on to say that: “ Middlesbrough is the dominant retail core for Teesside and the wider area, with the town‘s four shopping centres and high street together attracting almost 18 million visitors per year.”
Anyone interested should contact Connect Property North East on 01642 602001.
Both Hays Travel and the Darlington Building Society moved to the location from elsewhere in Middlesbrough.
Hays moved in late 2016 following a healthy increase in sales – with the Middlesbrough branch named among one of the UK’s Top 50 travel agencies. There were only five from the North-east in the top 50.
Paula Barrett, Hays Travel’s head of retail, said: “I’m absolutely delighted that our North East branches have been recognised in this prestigious list.
“The North East is where the company was born and where our head office is today.
“We’ve been part of the community in these areas for many years now and we’re really proud of the service we offer to people here.”
